      <title>Nearing commencement on this new house in Blunisham</title>

           From initial concept, 3D visualisations and Planning applications, through to technical drawings and detailed fit out specifications, this project in Bluntisham, Cambridgeshire has been a pleasure to work on.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The clients brief on this project included a large flowing living area which took advantage of both the northern garden aspect and the natural light from the south. This element of the brief has been met through the provision of a large open plan Kitchen/dining room with flexible pocket doors accessing generous seating areas with large triple aspect windows and doors providing views and unrestricted access into the garden to the north and the suntrap courtyard to the south.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            In addition, the brief also needed to provide futureproofing for the occupants, and thus an emphasis was put on the provision of generous ground floor sleeping accommodation with associated dressing and en-suite facilities.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            With a relatively large footprint to accommodate the ground floor single level accommodation, we worked hard with the external appearance of the property to break it down into smaller elements, reducing the perceived overall cumulative mass of the building. This was achieved not only with the use of a mixture of flat and pitched roofs, but also with the clever use of the carefully selected materials pallet, which emphasise the separation between elements. The Planning Authority clearly agreed, as the application was approved within the statutory 8 weeks and without the need for any revisions.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Externally, we worked closely with a Landscape Designer to provide a hard and soft landscaping proposal that will help settle the new house quickly into its mature surroundings, whilst also providing private and defensible zones for both humans and pets alike.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We are looking forward to breaking ground on this project later this year and will be sure to post more progress images. Watch this space (as they say)!

            Campbell McCrae Ltd have had the pleasure of working closely with our client on this wonderful project. The two properties had ben used as commercial offices for the past 20 years, but with the slowing demand for designated office space and the increased need for town centre residential properties, it was a prime candidate for conversion.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Both modest properties lie in the heart of the St Ives Conservation Area, and are also Grade II listed in their own right. A sensitive approach was therefore required to realise their conversion back to residential properties, including the necessary damp proving, insulation, reconfiguration and addition of services required to make two successful homes.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The results are very pleasing, with both properties being snapped up within just a couple of weeks of going on the market.

           Campbell McCrae Ltd are pleased to be working with Lularon CIC in the development of this blended private and community use swimming facility in Somersham, Cambridgeshire. The pool will be privately funded and run, but will offer key user groups and parishioners in and around Somersham the use of the facility, including tuition. Users such as local primary schools, residential homes and outreach programmes will benefit greatly from a resource never previously provided within Somersham, providing a high quality and long-lasting facility for generations to come that promotes health, well-being and social cohesion.

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

           With the planning application due for determination by Huntingdonshire District Council before Christmas 2022, Campbell McCrae hope to push on with this project in 2023, working closely with the client and contractors to realise this amazing facility for the community.

            Campbell McCrae Ltd are pleased to announce that planning approval for this lovely dwelling has been achieved in Bluntisham, Cambridgeshire.

          &#xD;

           Forming part of paddock land associated to the neighbouring property, it was a challenge from the start to convince the local authorities that this land was appropriate for residential development. However, with the assistance of key consultants such as ecologists and highway specialists, Campbell McCrae were able to prepare a solid proposal to the Local Authority, which they were able to fully support.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The clients are thrilled with the result, and we will soon be pushing on with the next phase of the project, with the aim of getting this built as soon as possible. Watch this space!

            A nine month refurbishment and extension project at the Baptist Church has been signed off following its six month defect inspection.
           &#xD;
      &lt;/span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            This once damp and poorly lit worship space has been given a complete makeover, with new floor to ceiling windows, damp-proofing, insulated walls, suspended ceiling, full re-wire and air-handling system (including Covid filters), and an adapted stage with recessed baptismal pool. The hall was also extended to provide a table and chair store as well as a large resources store to the rear.
           &#xD;
      &lt;/span&gt;&#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;

           The space is now warm, bright and inviting - perfect for this worship space which is also used for many other outreach and community functions.

            Campbell McCrae have completed several successful applications for the owners of this beautiful Grade II* Listed property in Spaldwick, Cambridgeshire. The most recent work to be carried out was the investigation and uncovering of this spectacular inglenook fireplace in one of the principle living rooms.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Starting with a 1960s classic fireplace, listed building consent was achieved for a scheme of modest destructive investigation works to uncover the history of the fireplace. Once uncovered, a timeline of previous works to the fireplace was pieced together through visual inspection and dating of the materials used. Working closely with a specialist conservation contractor and the Local Authority Conservation Officer, a plan of further investigations and opening up of the area was agreed, with the final listed building approval granted for its reinstatement to this fantastic inglenook fireplace.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I am not sure anyone involved in this project expected to find this gem at the end, but with the trust of the Local Authority Conservation Team, Campbell McCrae were able to work closely with the client and contractor, and the results speak for themselves.

         Campbell McCrae have been involved with Here4Huntingdon and the Huntingdon Methodist Church for over 10 years now, and have been lucky enough to be involved in three phases of works to date. Each phase had its own complexity, working within the sensitive Conservation Area and in amongst many listed properties.
         &#xD;

    &lt;/div&gt;&#xD;
  &lt;/div&gt;&#xD;

           Working closely with the appointed contractor and the client project team, we have been able to deliver a fantastic multipurpose space for the church, during some very testing times (three Covid 19 lockdowns).

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The building is now 99% complete, with only minor works outstanding. Considering the dire conditions that this project has had to endure, we are pleased to have this community building ready for the return of the church congregation, Here4Huntingdon outreach programmes and as a large, light and airy space for the people of Huntingdon to hire.

         Campbell McCrae Ltd were approached by Godmanchester Town Council back in 2016, to explore the options of redevelopment of Judith's Field Pavilion.
         &#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Once on the edge of the settlement, Judith's Field Recreation Ground and pavilion has now become much more central within the town, with the recent 'Romans Edge' development to the east of the site.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          With many great features already on the site, including a state of the art skate park, the Town Council were looking to bring the building into the future, and up to standard with the rest of the site and the modern facilities offered within Romans Edge.    
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          After an extensive feasibility exercise and consultation with the Town Council, local residents and potential end-users, a scheme of renovations and improvements both internally and externally were put forwards, developed by the team here at Campbell McCrae.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Planning permission was sought and achieved first time, and along with Building Regulations approval, the project soon built up a head of steam.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          A main contractor was appointed following a formal tender process, and in early 2019, we were building...
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Campbell McCrae provided a full Administration and Designer service throughout the build and the results speak for themselves.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          What was once a dark and unappreciated structure on this site (often vandalised), has become a centre piece and a standard for future development in the area to follow.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Previously the pavilion was a drain on the Councils funds and resources, but now it is thriving with community groups, small businesses, celebrations and ceremonies; a truly positive addition to the Council's portfolio.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Tricky and testing at times though this project was, we are proud of the results, and the response from the client and community have been amazing.

         Here4Huntingdon and Campbell McCrae Ltd have worked together for over 10 years, developing a series of schemes for improvement to Huntingdon Methodist Church. Based on the High Street, the church provides a wide range of community and outreach facilities for the people of Huntingdonshire.
         &#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
    &lt;div&gt;&#xD;
      
           In 2012, the 'Masterplan' was developed for the whole site, which included for the most important and impressive transformation; a 120 square metre vaulted community space attached to the side of the church.
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           At Campbell McCrae, we developed a scheme to re-roof the church, including structural repairs, insulation and the installation of roof lights. Although these works included critical maintenance for the building, they were considered 'Phase One' of the 'Masterplan', to completely renovate the church and expand its reach throughout the District.
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           Then, in 2015 a full scheme of renovations to an under-utilised hall at the rear of the church were designed, developed and delivered. This, 'Phase Two', of the works has proven to be a huge success for the church, providing critical space for their growing congregation as well as an additional revenue stream through hiring the hall to local community groups and small businesses.
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           In October 2019 works finally began on ‘Phase Three’. Given the history of the site (once a mews of properties), we were expecting the odd drain, or perhaps some debris in the ground following previous demolitions. What was encountered far exceeded this however, with walls and foundations, drains, Asbestos and a one tonne boiler two feet underground, directly below the extension.
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           Such encounters inevitably set the programme back, and with adverse weather conditions towards the end of 2019, we, and the appointed contractors, were working flat out to keep control of the programme and budget. Good progress was made over the Christmas period and the impressive steel frame was erected in late January. 
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           Unfortunately, history once again struck the project (and the world), with the Covid-19 pandemic and although the contractor battled on, they were eventually forced to withdraw from the site for over 8 weeks.
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           Some 11 weeks on from the introduction of the 'Lockdown', the Construction industry is beginning to awaken once more, and whilst taking all necessary precautions, the contractor has returned to site. CM Ltd have continued to work throughout this period of uncertainty, and (during their first site visit in 10 weeks) were pleased to see that progress made by the contractors over the past two weeks had been, as their name suggests, Swift!
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;

Campbell McCrae were then on hand during the construction process, answering queries from the builder and providing advice to the client on fixtures and finishes.

With the national average approval rate understood to be in the region of 60% for these applications under the General Permitted Development Order, Campbell McCrae appear to (currently) have all the right answers.

          When we first met with the clients at this property, we were shown a dark, damp, cold and under utilised room, store and disused public toilet block. The challenge was set for us to deliver a series of family spaces which felt light and spacious, and could deliver modern day comforts within a historic shell.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Despite the low ceilings and the 'wonky' nature of the property, as a team (Campbell McCrae, the contractor and of course the client) we were able to achieve some stunning results. The gem of this project was the decision to excavate behind an old bakery oven in order to link two spaces together, and explore unaccounted for space. The result, much to the clients delight, was a space perfect for their dream temperature controlled wine room.

          Phase one, completed in 2014, saw the re-roofing of the main body of the church completed, along with insulation and rooflight installation, which will come into its own upon the completion of phase 3 of the works.

         The Phase 2 works included a complete renovation of the dilapidated and under-utilised rear hall, including complete internal strip out and re-finish, the addition of a mezzanine floor for storage, and the introduction of large expanses of glazing into the structure to produce a light and bright internal environment. The alterations to the hall will allow the church to better utilise the space for its work within the community, and cover the costs of some of their investment through renting out the area for local groups and functions.
         &#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Campbell McCrae have just been given the green light to commence the detailing of Phase 3, which included the installation of a first floor throughout the main body of the church, creating a new larger worship area. The new mezzanine floor will be accessed via a new glazed stair and lift shaft, which will provide a more modern and welcoming entrance to entice the local community inside, to see the good work that the church and its many out-reach programmes provide. Offices, multi-purpose spaces and independent prayer spaces will occupy the ground floor.
         &#xD;

         The refurbishment work to the St John’s Almshouses, Huntingdon has won the Almshouse Associations Patrons Award.

          Chris McCrae (Director) attended the Mercers Hall in London, with two of the residents and two trustees, to collect the award from the vice patron, the Duke of Gloucester.

    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          This award is given annually by the National Almshouse Association for excellence in design and workmanship. Prior to the works, the properties were in a very poor state of repair, with just three out of the eight properties able to be occupied.

          Following the works, which included complete renovation of the listed properties, and a substantial rear extension including a much improved kitchen, bathroom and dressing areas, the properties were offered to the people of Huntingdon. The response was unprecedented, with hundreds of applicants for the five remaining properties.
         &#xD;

          Campbell McCrae have thoroughly enjoyed being a part of this transformation project, and the royal seal of approval has made it even more worthwhile.

          The bronze plaque, awarded by the Duke of Gloucester, has been installed on the front façade of the properties.

         The new extension to Mother Goose Corner Nursery in Huntingdon is complete.

          Chris McCrae (Director) was kindly invited along to the official opening ceremony, to witness the ribbon cutting carried out by the mayor of Huntingdon, Councillor Bill Hensley.
         &#xD;

  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Campbell McCrae Ltd were approached by the owners of the nursery for ideas about how to better utilise an under-used courtyard, surrounded on three sides by the existing nursery buildings. The brief was to provide a multi-purpose activity area, which better utilised the space and provided a greater relationship with the extensive garden area. In addition, floor area was in desperate needs to help alleviate the growing demand for nursery placements in the district.
         &#xD;

  &lt;div&gt;&#xD;
    
          Just a couple of sketch options later, a final layout was chosen, and the intricate detailing of the curved features of the extension began. With the aid of Tyton Building Solutions of Huntingdon, the nursery extension was completed in time for a new influx of children to enjoy.

          Campbell McCrae were approached by a previous client, to help with their project, having first approached several firms in London, providing bespoke sun-rooms and conservatories. Seemingly none of the firms were able to hit the brief in full, and the suggested build costs better represented London prices than this Fenland town.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Campbell McCrae took the brief and produced a series of sketch options which incorporated the clients desire to achieve a light and airy internal environment, utilising lots of glazing, whilst maximising the thermal performance of the structure, to ensure that it was an all seasons room.
